Answer: you will file a Sch E for the rental property and as such you will have more than the taxes and interest that are allowable as a deduction, you also will have depreciation you can charge to the rental
and as married filing jointly this will become part of your 1040

Question: Rental Property Tax Deduction question?

We upgraded from a townhouse to an SFH last year and rented out the TH. Taxwise, my rental income does not cover the property tax+mortgage interest+depreciation+maintenance so I’m not getting any deduction off this loss.

My question is, let’s say I kept this property for 5 years and sell it then, how will the cost basis be calculated at that time? Will IRS take the depreciated amount off my cost basis even though I get no benefit out of it?

Answer: When reporting the sale of or computing gain or loss on rental property, you are required to make an adjustment to your basis for allowable depreciation regardless of whether the deduction was taken.

You carry any excess loss forward to the following year or years until used, or until deducted in the year you dispose of your entire interest in the activity in a fully taxable transaction.

Question: Help with claiming for tax Deductible Expenses?

Hi,
I’m an NHS junior doctor, working in the UK , and I’m trying to apply for tax deductible expenses. I have no experience in money / tax related matters, and in terms of documentation, I have most (but not all) of my payslips as well as some P60 and P45 forms from various Hospitals I have worked in I have heard that this can be done by myself rather that pay for an accountant to do this.. Is this true? Would an accountant be able to get me more money (even though this may be offset by their fees) since they know exactly what they are doing and I’m essentially doing this for the first time from scratch?
I’m hoping to include professional medical examinations, revision courses, revision materials (books and DVDs) as well as a personal computer in my expenses (the use of a PC is essential for me as I need to store on it medical training data). Any tips to help me make a good case for my expenses would greatly be appreciated. Many thanks for your help and guidance.
